Our story

Begun on a site,
not in a showroom

Neelachandra Construction and Interiors was founded in 2018 by Chandrashekar T and works from NH-4 at Nelamangala. Since then it has delivered residential, commercial and industrial projects across Bengaluru, the Tumkur Road corridor and Doddaballapura, acting as a single contractor across design, statutory approvals, construction and interior fit-out.

Interiors were always part of that contract. What is new is the studio: a dedicated interiors practice, so that the design of a home gets the same attention as its structure rather than being resolved on site at the end of a build.

The founding principle is unchanged and, at the time, unfashionable: the studio that draws the home should also be the firm that builds it. No handoff. No blame. One signature on the contract, one date on the calendar. It is why we can quote a line-item BOQ before you pay us anything, and why the invoice at the end still matches it.

Because the practice is new, we are deliberately taking on a small number of homes at a time. You will deal with the people named below, not an account manager.

What we hold to

Six principles

These are not aspirations on a wall. They are the rules we use to settle arguments inside the studio.

Proportion before finish

A room with the right dimensions and the wrong marble is still a good room. The reverse is never true. We resolve volume, height and sightline first — the finish schedule comes last.

Three materials, no more

Most rooms we inherit carry seven or eight competing finishes. We work to a discipline of three primary materials per home, with a fourth reserved as a single deliberate accent.

Light is a material

We plan for the daylight your home already receives before we specify a single fixture, then layer artificial light in four tiers — ambient, task, accent and night — on separate circuits.

Say the difficult thing early

If a request will not work, will not last, or will not justify its cost, you will hear so in the first meeting rather than at the third revision. Politely, with a reason and an alternative.

The price is the price

A line-item BOQ before signing, rates locked for the contract term, and written approval required before any variation. Nothing appears on the final invoice that you have not already seen.

Build to be maintained

Serviceable hardware, replaceable finishes, accessible plumbing, documented paint codes. We design for the tenth year of a home, not the photograph taken in its first week.

Design intent is easy to publish. Delivering it takes process, documented materials and people who do not leave halfway through your project.

  • One contract covering design, approvals, construction and fit-out, so there is no gap to fall through.
  • Shop drawings for joinery before anything is cut, checked against the signed layout.
  • Site engineers and trades supervised by a dedicated site engineer, with subcontracted work audited to the same standard.
  • Specified branded materials including UltraTech, JSW, Finolex, Asian Paints and Jaquar, with procurement documented for your file.
  • Fixed, itemised pricing agreed before work begins, with no mid-project escalation.
  • Quality gate at five checkpoints: layout, carcass, installation, finish, snag.
  • 10-year structural warranty on residential work, per the parent firm's terms.
  • After-service team that stays reachable once the site is handed over.
